New Construction Builds

While every project is unique, a standard custom home build generally takes between 6 to 10 months once breaking ground. The exact timeline depends on the size and complexity of the design, permitting approvals, and weather conditions. We provide a detailed project schedule before construction begins and keep you updated every step of the way.

We are completely flexible! You can bring your own architectural blueprints, work with us to modify one of our existing floor plans, or collaborate with our design team to create a fully custom layout from scratch. Our goal is to build a space that perfectly fits your lifestyle.

Change orders are a normal part of the building process. If you decide to modify a material, layout, or fixture mid-build, we will document the change, provide an updated cost estimation, and require your approval before proceeding. This ensures there are never any surprises on your final invoice.

Absolutely. We stand behind our craftsmanship. Every new build comes with a comprehensive structural warranty that covers the foundation, framing, and major systems (like plumbing and electrical), alongside a standard one-year warranty on finishes and cosmetic details.

General Contracting

As your general contractor, we manage your construction project from start to finish. This includes hiring and supervising trusted specialized subcontractors (like plumbers and electricians), securing building permits, managing the budget, and ordering materials. Think of us as your single point of contact who ensures the entire build stays on schedule, up to code, and on budget.

We only work with a vetted network of licensed, insured, and highly skilled subcontractors who meet our strict quality standards. We handle all scheduling, coordination, and quality control on-site. You won’t have to worry about managing multiple tradespeople—we oversee them directly to ensure seamless execution.

We provide a comprehensive, transparent estimate based on your specific project blueprints, material selections, and labor requirements. We break down the costs line-by-line so you can see exactly where your budget is going. For larger projects, we work closely with you during the pre-construction phase to align your design goals with your budget.

Not at all. We provide dedicated project management on-site to oversee the day-to-day operations. We keep you thoroughly updated with regular progress reports and photos, so you always know what’s happening without having to disrupt your daily routine. We’ll only request your presence for scheduled walk-throughs or critical decision milestones.

Major Renovations and Whole-Home Remodeling

For major, structural, or whole-home remodeling, we strongly recommend making temporary living arrangements elsewhere. Because we will likely be disrupting major utilities (water, electricity, HVAC) and working in multiple rooms simultaneously, moving out ensures your safety and comfort while allowing our crew to work much more efficiently, ultimately speeding up your project timeline.

When dealing with older homes or major renovations, surprises like outdated wiring, plumbing leaks, or structural rot can occasionally happen. If we find an unexpected issue, we stop work in that specific area immediately, take photos, and present you with a clear explanation and a solution with a transparent cost estimate. We always recommend setting aside a 10% to 15% contingency fund in your budget to comfortably cover these hidden structural realities.

Not necessarily! We offer seamless design-build services, meaning we can handle everything from the initial architectural concepts and material selections to the actual construction. However, if you have already hired an architect or interior designer, we are more than happy to collaborate directly with them to bring their blueprints to life.

We handle the entire permitting process start to finish. Major renovations usually require structural modifications, which means securing building, electrical, and plumbing permits from the local city or county department. We draft the necessary documentation, work with certified structural engineers when needed, and submit everything to ensure your remodeled home is fully compliant with modern building codes.

ADU Construction

Our construction company has been serving Los Angeles as a general contractor for more than five years.

It depends on your property’s layout and budget. In most cases, we can tie the ADU’s plumbing and electrical systems directly into your primary home’s existing utility lines. However, if you plan to use the ADU as a rental unit and want to track utilities separately, we can work with local utility providers to install independent meters. For heating and cooling, we highly recommend energy-efficient ductless mini-split systems for independent climate control.

Yes, building a high-quality ADU is one of the most effective ways to increase your overall property value and add square footage. It offers an excellent return on investment, whether through rental income or multi-generational living. Keep in mind that adding an ADU will trigger a reassessment of your property value by the local tax assessor, which typically increases your property taxes proportional to the value of the new structure.

Maximum sizes are usually regulated by local laws—often maxing out at 800 to 1,200 square feet for detached units, or limited to a certain percentage of your primary home’s footprint. Design-wise, we specialize in seamless integration. We construct the ADU to mirror the architectural style, siding, roofing, and color palette of your main house so that it looks like a natural, intentional extension of your property.

Home Additions

Our goal is always a seamless blend. We carefully match the architectural style, roof pitch, siding, windows, and trim of your existing home so that the new addition looks like it was part of the original blueprint. Inside, we pay close attention to matching ceiling heights, flooring, and molding to ensure a smooth transition from the old space to the new.

This is where engineering expertise is critical. For a ground-level addition, we excavate and pour a concrete foundation (crawlspace, slab, or basement) that is securely anchored to your home’s existing foundation using heavy-duty steel rebar. For the roofline, our team carefully removes a section of the existing roofing to tie the new rafters directly into the original structural framing, ensuring a structurally sound, completely weatherproof seal.

Before any designing begins, we pull your property’s plot map and review local zoning laws regarding setbacks—the mandatory distance a structure must keep from front, side, and rear property lines. We handle the site survey to determine exactly where your buildable envelope is, ensuring your new addition is fully compliant with municipal restrictions.

In most cases, yes! Because a bump-out or ground-level addition is built from the outside in, the heaviest construction happens outside your current living space. We keep the interior wall sealed off with heavy-duty plastic barriers to minimize dust and noise. You will only experience significant disruption during the “break-through” phase, when we cut through the exterior wall to connect the old space to the new, which we schedule to minimize inconvenience.

Garage Conversion ADU

Most structurally sound garages can be converted, but we must first evaluate the existing framing, foundation, and roof structure. The most common technical challenges include framing that isn’t up to modern code, moisture issues in the old concrete slab, or insufficient ceiling height. We handle a full structural assessment during our initial consultation to see if your garage requires reinforcement or if a partial rebuild is a more cost-effective path.

Standard garages lack insulation and vapor barriers. To transform it into a highly efficient living space, we seal the existing concrete floor with a commercial-grade moisture barrier before laying down subflooring and finish materials. We then frame out and insulate the interior walls and ceiling to modern energy standards, and install an independent, ductless mini-split HVAC system for highly responsive climate control.

The garage door is removed entirely. We then build a brand-new, fully insulated exterior wall in its place. Because this opening is already structurally framed, it is the perfect location to install a beautiful new feature, such as a large entry door, a modern bank of energy-efficient windows, or a sliding glass patio door to let in maximum natural light.

In many regions, modern ADU legislation has relaxed or entirely eliminated “replacement parking” requirements—especially if your property is located near public transit. However, local ordinances vary. During our permitting phase, we check your specific city codes to determine if we need to designate an alternative open-air parking space on your driveway or lot to keep your project fully compliant.

Kitchen Remodeling

We can absolutely transform your layout! If your current kitchen feels cramped or isolated, we can tear down non-load-bearing walls to create an open-concept flow, relocate major appliances, or design a custom center island. During the design phase, we prioritize the “kitchen work triangle”—the optimal distance between your sink, refrigerator, and stovetop—to ensure your new space is as functional as it is beautiful.

Moving a sink, dishwasher, or gas range requires relocating the underlying plumbing, drains, and gas lines. While this is a routine part of a major kitchen remodel, it does require opening up the subfloor or walls and updating infrastructure to meet modern building codes. We handle all necessary mechanical permits and coordinate with licensed plumbers and electricians to ensure everything is rerouted safely and efficiently.

It’s all about balancing durability, maintenance, and aesthetics. For countertops, engineered quartz is incredibly popular because it is non-porous, stain-resistant, and low-maintenance compared to natural marble. For cabinetry, we offer everything from highly durable, budget-friendly MDF options with sleek laminates to premium, solid-wood custom cabinets. Our design team will walk you through material samples to find the perfect match for your daily routine.

A typical kitchen remodel takes anywhere from 3 to 6 weeks, depending on the complexity and custom cabinetry lead times. Because the kitchen is the heart of the home, we recommend setting up a temporary “kitchenette” in another room with a microwave, coffee maker, and mini-fridge before we break ground. We keep the construction zone sealed off to contain dust, and we schedule our trades back-to-back to get your functional cooking space back to you as quickly as possible.

Roofing

Our construction company has been serving Los Angeles as a general contractor for more than five years.

The right material depends on your budget, architectural style, and how long you plan to stay in your home. Here is a quick breakdown of the most common options we install:

  • Architectural Asphalt Shingles: The most popular and budget-friendly option, offering great durability and a lifespan of 20 to 30 years.

  • Standing-Seam Metal Roofing: Highly durable, fire-resistant, and excellent for shedding water or snow. They have an impressive lifespan of 40 to 70 years.

  • Clay or Concrete Tiles: Perfect for Mediterranean or Spanish-style homes, incredibly durable, and can easily last 50 to 100 years, though they require a reinforced roof structure due to their weight.

Yes, we always recommend a complete “tear-off.” While some building codes allow for overlaying a second layer of shingles over an old one, stripping the roof down to the bare wooden decking is the only way to inspect for hidden wood rot, structural damage, or mold. Once the decking is repaired and prepped, a standard residential roof replacement is remarkably fast—usually taking our crew just 1 to 3 days to complete, weather permitting.

A roof is a complex system, not just shingles. Proper attic ventilation is critical because it regulates temperatures and moisture levels. In the summer, it prevents heat from trapping in your attic and baking your shingles from the inside out (which destroys them prematurely). In the winter, it prevents moisture buildup that causes mold and structural wood rot. During every roof replacement, we evaluate your intake (soffit) and exhaust (ridge) vents to ensure your roof breathes perfectly.

Bathroom Remodeling

Waterproofing is the most critical step of any bathroom remodel. We don’t just rely on tile and grout to stop water. In all wet areas, like showers and tub surrounds, we strip the walls down to the studs and install premium, cementitious backer boards or advanced waterproof membrane systems before a single tile is laid. We also apply high-performance, mold-resistant sealants and grouts to guarantee a fully watertight seal that protects your home’s structure for decades.

Yes, rearranging your layout is a great way to maximize space or accommodate a freestanding tub or double vanity. However, relocating fixtures requires rerouting the underlying drain lines, vent stacks, and water supply lines. While this is a standard procedure for our team, changing the footprint does add complexity and labor to the plumbing phase. We will evaluate your subfloor structure during our initial walk-through to give you a clear picture of what is achievable.

A bathroom fan is your primary defense against peeling paint, warped cabinetry, and persistent mildew. Standard builder-grade fans are often too weak or noisy to use consistently. During a remodel, we calculate the exact square footage of your space to install a high-capacity, ultra-quiet exhaust fan. We ensure it is vented directly to the exterior of your home (never into an attic or crawlspace) so it efficiently clears out heavy humidity and steam.

For a bathroom that is easy to clean and holds up to daily moisture, material choice matters. For flooring and shower walls, porcelain or ceramic tile is highly recommended over natural stone because it is non-porous and doesn’t require regular sealing. For countertops, engineered quartz is highly durable and completely stain-resistant. When it comes to fixtures, we recommend solid brass interiors with durable finishes like brushed nickel or matte black to prevent corrosion and water spotting.
